@Ken Compton Hey Ken, I know it has been a very long time since I wrote to you and I know how you like to be kept updated on our progress. So here it is I have had the best 1st quarter ever my inspection buisness is on Fire. Just to give you an idea in the last 3 weeks I have completed 30 inspections and for the month of March I have completed a whooping 50 inspections and for the first quarter I have completed almost 150 inspections. let me put that into perspective for the same time period last year I completed 25 inspections in March and only 80 inspections my first quarter. Thank you Thank you. I keep working my plan and see success every single day. I wanted to also thank Beth and Preston, I feel like I am excepting an award or something. But Beth has always give great advice and preston and his fliers have helped out tremendously, I love the last fliers he sent out and so did the agents when I handed them that worry doll they looked at me like I was a nut job, But it was a great ice breaker with several agents. Thanks for everything

Just wanted to see how long everyone keeps there records for the inspections they perform. This would include things like the inspection agreement, Home Inspection Report and other items related to just the inspection. The back end stuff I am not worried about I spoke to my accountant on that and have it under control. I was just thinking what if someone lived in a home for 10yrs and then tried to come back on me for something.
I been in this business for five years, so I plan on keeping my records for seven years, and I put the inspection reports on a disk.
If you are using the Inspection Support Network we keep them online for you as long as you are a client.
For my inspection company here in Nevada we have to keep our reports 3 years.
But I did speak with an attorney for my E&O (FREA) company and she suggested it ”might: be better to have the report if a lawsuit comes up years later because it is nice to have the clients signature to show your limitations on your Inspection agreement even if I could say we are past the 3 years and I do not need the report. Someone else might have it anyway.
I would check with your E&O carrier as they are the one that will have to defend you.
In Illinois, state statutes say keep all records of the inspection for a minimum of 5 years. I’ll most likely keep a bit longer. Storage does become an issue.
